The Independent Advantage
Personal insurance that fits your life. Not the algorithm.
Captive agents work for one carrier. Their job is to fit you into a product that already exists. We work the other way around. Because we are independent, we shop your coverage across a network of leading personal lines carriers, then build a program that fits your home, your drivers, and your budget.
From homeowners and auto to umbrella, valuables, and recreational policies, we make sure nothing falls through the cracks. And when claim time comes, you reach a real person on the first call.
The kind of personal program that adapts as your life does.

Valuable Items
Homeowners. Coverage for the structure, the belongings, and the life lived inside it.
Your home is probably the biggest financial asset you will ever own. Homeowners insurance covers the structure itself, the contents inside, the personal liability that comes with owning property, and the additional living expenses if a covered loss forces you out of the house for a while.
A good homeowners policy is more than a mortgage requirement. It is the safety net that catches everything from a kitchen fire to a tree through the roof, and it is the policy carriers look at hardest when pricing your full program. We compare structure limits, dwelling extensions, and personal property valuation across multiple carriers to make sure the policy reflects what it actually costs to rebuild today, not five years ago.
Who is it for?
Homeowners across York County and the surrounding region.
First time buyers, established homeowners, second home owners, and anyone with a mortgage or a property paid off in full. If you own the building, you need the coverage.
Personal Auto. Reliable car insurance shopped across the carriers that actually compete on price.
Auto insurance is one of those things almost everyone buys, almost no one enjoys, and almost no one understands until something happens. We help you sort through liability limits, collision and comprehensive coverage, uninsured and underinsured motorist protection, and the extras like rental reimbursement and roadside assistance.
We shop your auto across multiple carriers at every renewal, because rates shift constantly based on credit, claims history, vehicle type, and even your zip code. The carrier that beat the market last year is not always the one to beat it this year. That is the work an independent agent does between renewals, instead of letting the policy quietly increase year after year.
Who is it for?
Drivers and households across Pennsylvania and Maryland.
Single drivers, two car households, teen drivers joining the policy, multi vehicle families, and anyone tired of seeing their premium climb without explanation.
Personal Umbrella. Liability protection that extends above and beyond home and auto.
Standard liability limits on homeowners and auto policies are not built for worst case scenarios. A serious at fault accident, a dog bite, a teen driver collision, a pool incident. Any of these can produce a claim that runs well past the limits on your underlying policy.
An umbrella sits on top of your home, auto, and other personal liability lines, kicking in when those underlying limits are exhausted. For most households, an additional one or two million in coverage costs a few hundred dollars a year. Compared to the protection it provides, it is one of the most cost effective policies in personal insurance.
Who is it for?
Households with assets to protect or higher liability exposure.
Homeowners with teen drivers, families with pools, dog owners, landlords renting out a property, frequent hosts, and anyone with savings, equity, or future income worth shielding from a major claim.
Condo (HO-6). Coverage built around what your association's master policy doesn't include.
Owning a condo comes with a quirk most owners do not realise until something goes wrong. The association's master policy covers the building structure and the shared spaces, but stops at the inside of your unit. The HO-6 policy is built to fill that gap, and it is rarely optional once the HOA reviews your file.
Coverage extends to the walls in, your fixtures and finishes, your personal property, loss assessment exposure when the HOA passes a covered loss through to unit owners, and your personal liability inside and outside the unit. We compare master policy language alongside your HO-6 to make sure they fit together cleanly, instead of leaving an expensive gap in the middle.
Who is it for?
Condo owners across PA and MD.
First time condo buyers, downsizers in association communities, second home owners in condo developments, and anyone whose HOA requires proof of HO-6 coverage at closing or renewal.
Renters. Affordable protection for the things you own and the liability you carry while renting.
Renters insurance is one of the most affordable and most overlooked policies in personal lines. For a few dollars a month, it covers everything you own inside the rental, protects your personal liability, and pays for somewhere to stay if the apartment becomes unlivable. Most landlords now require it.
Your landlord's policy covers the building, not your contents. If a fire, a flood from the unit above, or a theft cleans out the apartment, the building owner's policy is not going to replace your laptop, your furniture, or the things you have spent years collecting. Renters coverage does, and it includes the liability protection that follows you when something happens you are held responsible for.
Who is it for?
Renters across PA and MD.
Apartment renters, students living off campus, young professionals in their first place, and households between owning homes. If you sign a lease, you need this coverage.
Landlord and Rental Dwelling. Coverage for the property that earns its keep while you sleep.
Renting out a property, whether it is a single house, a duplex, or a small portfolio, moves the coverage requirement out of homeowners and into a dwelling policy. A standard homeowners form is not built for tenants, lease language, or the gaps that show up when the owner is not living onsite.
A dwelling fire or DP3 policy covers the structure, the loss of rental income when the property cannot be occupied, the liability that comes with being the property owner, and the optional protection against tenant damage and vandalism. We help structure limits that reflect the actual replacement cost of the property and the rental income at stake, not a placeholder figure.
Who is it for?
Property owners with one or more rental units.
Single property landlords, accidental landlords renting out a former primary residence, investors building a small rental portfolio, and owners of vacation rentals or short term lets across PA and MD.
Recreational Vehicles. For the boat, the RV, the motorcycle, and the toys that earn their keep on weekends.
Recreational vehicles do not belong on a standard auto policy. Whether you are out on the Susquehanna, towing the camper to the Poconos, or riding through the Maryland backroads, these vehicles need coverage built for how they actually get used. The carriers know it, and so do we.
We place coverage for boats, motorcycles, RVs and travel trailers, ATVs and side by sides, and the assorted toys that make the warmer months worth waiting for. Coverage typically includes liability, collision, comprehensive, towing and labor, and specialty extras like agreed value on collector vehicles or replacement cost on newer boats.
Who is it for?
Households with boats, RVs, motorcycles, or off road vehicles.
Lake and river enthusiasts, weekend campers, motorcycle riders, snowmobile owners, and anyone with a recreational asset that does not fit on a standard auto policy.
Valuable Items. Scheduled coverage for the pieces that don't fit inside a standard homeowners limit.
Standard homeowners policies cap coverage on jewelry, fine art, collectibles, firearms, and other high value categories well below what those items are actually worth. Scheduled personal property fills that gap, with full agreed value coverage on each item and broader perils than the homeowners base form provides.
We work through appraisals, receipts, and current market values to schedule each piece individually. Coverage typically extends to accidental damage, mysterious disappearance, breakage, and the perils that standard homeowners excludes. For collectors, frequent travellers, and households with wedding rings or family heirlooms at home, the few extra dollars a month is the difference between a token reimbursement and full replacement.
Who is it for?
Households with valuable possessions beyond a standard homeowners limit.
Engagement and wedding rings, watch collectors, art owners, firearms owners, musicians with valuable instruments, families with inherited jewelry, and anyone whose schedule of valuables runs into five figures or more.

When Something Goes Wrong
How a claim actually gets handled. In plain words.
Most agencies hand you off to a claims department the moment something happens. We do not work that way. When you call about a claim, you get the same person who wrote your policy, the one who already knows your file. Here is what the process looks like from your side.
You call us. Directly.
One number, one person, no phone tree. We talk through what happened, what is needed, and what to expect next.
We file and document. With the carrier.
We open the claim, send across the documentation, and make sure the adjuster has everything they need on day one.
We stay on the case. Through the process.
Adjusters get busy. Files get buried. We follow up, escalate when needed, and keep your claim moving instead of waiting.
We see it through. To resolution.
From settlement offer to final payment, we are at the table making sure the outcome matches the coverage you paid for.
Claim time is the moment insurance either earns its keep or fails. Either way, I am there.

Every household has its own rhythm. Different homes, different cars, different lives at different stages. These are the people we work with most. If your situation does not show up here, that does not mean we cannot help. It usually means a conversation is the right next step.
